The tenant will pay a deposit of £725 prior to the commencement of the tenancy. This will be returned, less any deductions agreed, at the end of the tenancy subject to an inspection of the premises and confirmation that all bills have been paid.

The tenant will be liable for all outgoings, including electricity, gas, council tax, water etc.

Administration Fee/Referencing

Having viewed a property, should you wish to be considered for the tenancy, we will require a fully completed application form together required documents and a fee of £150 (inc VAT) In the event that an application is not referenced the £150.00 will be refunded in full.

If an application is declined by the agent £100.00 will be refunded. Should the prospective tenant decide not to take a tenancy after it has been offered the full £150.00 will be forfeited to cover the agents referencing and administration costs.
Required Documents: All tenants will be required to provide documentary evidence of proof of residency and identification. For example; utility bill, bank statement, passport or photo driving licence. This information is to conform to Anti Money Laundering Regulations. (e.g. Rent £725 pcm + £150 Ref/Admin fees).
