Shobdon is a Village located approximately 17 miles north of Hereford. Leominster lies 8 miles to the east and Kington 8 miles to the south west. The Village has a range of amenities including; public house with hotel, primary school, village store with post office and aerodrome with gliding and aero club.

The Village is surrounded by beautiful rolling countryside and lies just 3 miles from the England/Wales border towards Presteigne.

Planning Permission:

The property is being sold without Planning Permission. Anyone wishing to make enquiries should speak to Herefordshire Council Planning Department.

Viewing:

Great care should be taken when visiting the site as the existing property is in poor condition and access inside the property is strictly prohibited.

Directions:

Leave Leominster on the B360 travelling north-west passing through the Village of Cobnash and taking the left hand turn with a sharp right hand bend (signposted Wigmore & Aymestrey). At the end of this road take a right on the A4110 and continue on this road for approximate 2½ miles, taking a left hand turn at the Mortimers Cross Public House (signposted Shobdon). Continue into the Village, where the property can be found on the right hand side just after the Bateman Arms Public House.

The property is to be offered For Sale by Public Auction on Tuesday 20th August 2019 at 6pm at The Hereford Rowing Club, 37 Greyfriars Avenue, Hereford, HR4 0BE (unless previously sold). The Purchaser will be required to pay a 10% deposit at the Auction with the balance of the monies due within 28 days.

Contract

Once prepared a copy of the Contract and any Special Conditions of Sale will be available for inspection at both the Auctioneers and Solicitors Offices.

The contract is not available to take away or be photo copied. However, the Vendors solicitors will distribute a contract pack upon request, however, they reserve the right to charge a nominal amount for doing so.
