The history of the property is quite unique as it was originally two attached cottages, which date back to the 17th century. It was formerly known as 1-2 The Village and formerly owned by The Baskerville Estate being transferred into private ownership in the middle of the last century. The property has an interesting past, as within the last half century the renowned Croatian potter Adam Dworski established The Wye Pottery at the cottage hence its name. The current owner is a well-known journalist and author.

Situation

Pottery Cottage sits alongside the former Village School where the Victorian diarist, Frances Kilvert regularly taught. It is located within the attractive border village of Clyro, which is just over 1 mile from the popular market town of Hay-on-Wye. Opposite the cottage is the tump, once the site of a 13th century castle and now privately-owned woodland.

Inserted room

Clyro village offers services including a petrol station/village store as well as a new primary school, village hall and public house. A more extensive range of services and facilities can be found in Hay-on-Wye.
Hay-on-Wye, which is just over 1 mile away, is a delightful market town, famous for its annual Literary Festival held in the Spring. Hay-on-Wye offers an excellent range of services and facilities including dentists, doctors' surgery, cinema, chemist, library, post office, a wealth of second-hand bookshops, antique shops and an excellent diverse market which operates every Thursday. There is a wide range of public houses, restaurants and cafes, all located close to the town centre. Hay-on-Wye also offers a primary school and there is a second primary school in the village of Clifford located only a few miles away.
Brecon is found 16 miles further afield, Hereford, the cathedral city is approximately 30 minutes, drive away by car and Abergavenny approximately 30 miles and the latter both have a rail station with rail links to the rest of the country. The nearest motorway links are found at Newport for the M4 or Ross-on-Wye for the M50. The surrounding area has breathtaking countryside and is situated on the edge of The Brecon Beacons National Park. The local area offers a wide range of leisure and recreational activities and is especially popular for hikers, mountain bikers, for horse-riding and walking, and with canoeing and fishing being available on the River Wye.

The Renovation

The property was fully renovated in 2012 including the provision of a damp course, insulation, new wiring and plumbing as well as a new mains drains connection. Most of the doors and windows throughout the property were replaced and have stone window sills and include two sets of bi-fold doors, leading into the garden.

The accommodation was re-configured inside to maximise the use of the space. The renovations were overseen and completed by SGG Project Management.

Accommodation

The property is entered through the front door, from a side entrance porch, with space for hanging coats and storing boots etc. The porch leads through to the large open plan living space, which offers unique charm and character throughout, three picture style windows, a fireplace with a wood-burner and various original features including exposed beams and openings with a step down to the cosy seating area.

Incoporated within this living area is also a dining area adjacent to the kitchen. Next to the sitting area is another room which is currently being used as a playroom/study, with four panelled bi-fold doors giving the added benefit of the whole area being accessed to the garden. There is a small side window and a fitted writing desk.

Inserted room

From the dining area there is access to the kitchen, which is a galley style with 3 panelled folding glass doors, which again can be opened up into the garden and one panel which can be opened as a regular door. Fitted within the kitchen is a double ceramic Belfast style sink, a slimline dishwasher and an open fronted built-in cupboard with shelving. There is a Smeg range cooker with 6 gas rings and two electric ovens. There is also a stainless steel preparation area and a hatch to the loft. Next to the sitting room is a laundry/w.c., with a large Belfast style ceramic sink, a washing machine and tumble dryer, the oil-fired boiler and pressurised hot-water tank.
From the dining room there is a bespoke thick oak tread staircase leading to the first floor landing, which has the benefit of fitted floor to ceiling bookcases and gives access to all three first floor bedrooms, which all have space for double beds. The family bathroom is light and airy with a panel bath, with both hand held and rainhead style shower heads. There is a ceramic pedestal wash hand basin, w.c., oak floor boards, an oversized mirror covering one wall and heated towel rail.

Guest Cottage

This was previously The Wye Pottery Studio and has been rented as a bed and breakfast amenity providing a useful income. The property receives excellent reviews and has its own website domain www.potterycottageclyro.com
The cottage has an independent entrance and double glass doors leading into the large spacious bedroom area with views over the garden, oak floor boards and high ceilings with exposed purlins and beams. There is plenty of natural light with a three pane window. Plus two additional windows and a mezzanine area.There are two doors leading into the spacious bathroom with a bath and a rain style shower head, a sink, w.c., and towel rail. There are two frosted windows to one side with a partition wall separating the bathroom, with the bedroom set-up to overlook the garden. There is a large radiator and in the mezzanine area, a ballestrade which was reclaimed from a French country church, which can be purchased separately, by arrangement.
Outside is a private south-facing terraced area. There is also an independent phone and internet connection.

Outside

The deceptively spacious south-facing private garden was re-landscaped with a stone retaining wall and planted with a variety of mature perennials, fruit trees and shrubs and further benefits from large patio arears. The new beds have been redug and are ready for planting. There are two garden sheds, one of which has electricity, a broad band connection and a deck area.

In one of the trees is a treehouse platform. There is a parking space to the village side of the property with steps leading down to the entrance porch. Close to the entrance porch is a covered wood store and further storage for gas bottles for the kitchen range.
