Administration Fee/Referencing

Having viewed a property, should you wish to be considered for the tenancy, we will require a fully completed application form together required documents and a fee of £140 (inc VAT) In the event that an application is not referenced the £140.00 will be refunded in full.

If an application is declined by the agent £100.00 will be refunded. Should the prospective tenant decide not to take a tenancy after it has been offered the full £140.00 will be forfeited to cover the agents referencing and administration costs.
Required Documents: All tenants will be required to provide documentary evidence of proof of residency and identification. For example; utility bill, bank statement, passport or photo driving licence. This information is to conform to Anti Money Laundering Regulations. (e.g. Rent £450 pcm + £140 Ref/Admin fees).


The tenant will pay a deposit of £450 prior to the commencement of the tenancy. This will be returned, less any deductions agreed, at the end of the tenancy subject to an inspection of the premises and confirmation that all bills have been paid.

References will be taken on all applicants over 18 years of age. A fee of £40 per applicant will be charged to cover these costs.


From Hay-on-Wye proceed out of the town on the B4348 , once in Hardwicke take the right hand turn continuing on the B4348 signposted to Peterchurch, continue through Westbrook, Dorstone and onto Peterchurch village. Once in the village continue through past the turning to the church and past the village shop and after a small distance, before the primary school, the property will be found on the right hand side as indicated by the agents to let board.
