The land is located about 1.5 miles east of Leominster as identified on the location plan that forms part of these sale details. From the A49 at Leominster take the A44 Towards Bromyard and then turn first left after 1 mile. The main entrance to the land is located on the left hand side once one passes Cheaton Brook. About 29.40 acres in three parcels is on the east side of the Stoke Prior to Kimbolton road.


The land (which previously formed part of Widgeon Hill Farm, Hamnish, near Leominster, HR6 0QN) is in the ownership of a trading company limited by shares, Orchid (Malvern) Ltd. The offer for sale is for the entire issued share capital in Orchid (Malvern) Limited and the land will form the sole asset of the company at the time of sale. As it is the shares in the company that are being sold the land is being offered for sale as a whole only and not any parts of the land individually. We recommend prospective purchasers take tax advice on the implications of purchasing shares in a company which owns land, as opposed to purchasing agricultural land outside of a company.

The Land

The land is currently all arable and within a ring fence albeit bisected by a road. A stone track that leads across Cheaton Brook makes all the fields easily accessible.

The land is showing as mainly Grade 2 in the former MAFF Land Classification Series with some Grade 3. There is a long frontage to the Cheaton Brook partly on both sides.

The land varies between quite flat on the east side of the road and the west side of the brook to sloping with a mostly westerly aspect between the road and brook.

For the past 20 years the land has been within a combinable crop rotation with no potatoes having been grown. Mains water is supplied to part way along the track where the spray shed is located and which is included in the sale. There are no other buildings.


The land will be vacant on completion.


In addition to the agreed sale price the purchaser will be required to pay for any harvested crops in store for which payment has not been received and an ingoing valuation for the growing crops at the time of completion. The purchaser will benefit from the 2017 Basic Payment being retained by the company if completion occurs prior to its receipt.


The entitlements are included in the sale.

The land is not currently part of any Environmental Stewardship Scheme.

Timber and Sporting Rights

So far as we are aware these are owned by the Vendor and are included in the sale.


Mains water is connected next to the spray shed.

Rights of Way, Easements etc

The property is sold subject to and with the benefit of all rights of way, wayleaves, access, water, light drainage and other easements, quasi-easements, covenants, restrictions orders etc as may exist over the same or for the benefit of the same, whether mentioned in these particulars or not. There are reserved rights to neighbouring property in respect of the reservoir in field 4226 and pipes that lead to it along the track. It is known that there are several public rights of way that cross the land.


The property is sold subject to any development plans, tree preservation orders, monument orders, town planning schedules or resolutions which may be or may come into force. There is a covenant that no buildings shall be erected on field 9015 without the consent of the owner(s) of adjoining property.

The Schedule below shows the current RPA field details and sizes with the area of Cheaton Brook and one small parcel of woodland estimated using Promap.
