An excellent opportunity to purchase a substantial block of prime arable land within sought after North West Herefordshire to be sold either as a whole or in two Lots as described below.

The land is located about 13 miles North West of Hereford approximately mid way between Leominster and Hay-on-Wye and abuts the A4112 on the south side between Sarnesfield and Weobley.

Lot 1 extends to approximately 33.40 acres of fertile land and a small area of trees with the north field having road frontage to the A4112. All of the land has been in arable rotation growing potatoes in 2019. The land is currently planted to wheat or a cover crop.

The centre of the small stream between Lots 1 and 2 will form the boundary if the Lots are sold separately.

All of the land is within a Nitrate Vulnerable Zone.

The Land

About 73.79 acres (29.87 ha) of fertile arable land with the benefit of roadside frontage to both Lots. All of the land has been in arable rotation growing potatoes in 2019. The land is currently planted to wheat or a cover crop.

Services

There are no mains services currently connected but within twelve months of completion the vendor will provide a water pipe connected to mains water to the boundary of the land subject to Welsh Water allowing connection with the purchaser(s) then taking over the supply and having the necessary legal easement. Newbridge Brook forms the eastern boundary to both Lots.

Basic Farm Payment and Stewardship

The land is registered on the Rural Land Register and has been claimed upon. No entitlements are included within this sale, but they may be available to purchase by separate negotiation.

The land is not currently within any Environmental/Countryside Stewardship type scheme.

Fixtures and Fittings

All items normally referred to as Fixtures and Fittings are excluded from the sale.

Tenure

Freehold. The land is subject to a farm business tenancy until the current wheat crops are removed with vacant possession for autumn planting.

Method of Sale

The land is for sale by Informal Tender. The vendor reserves the right not to accept the highest, or any offer. The vendor reserves the right to accept an offer prior to the tender date. All tenders must be completed on the Agents Informal Tender Document only. The Tender Document must be requested from Sunderlands at the address below. Rights of Way, Easements etc

The property is sold subject to and with the benefit of all Rights, including Rights of Way whether public or private, water, Rights of light, drainage, electricity supplies and other Rights and obligations, easements, quasi-easements, covenants, restrictions, orders and all existing wayleaves of pylons, stays, cables, drains, water, gas and other pipes that may exist over the same or for the benefit of the same, whether mentioned in these particulars or not.

In particular the vendor reserves the right to lay and maintain drainage pipes in parcel 3847 as well as the right for such pipes to discharge into Newbridge Brook.

There will be an easement for the vendor for two water pipes across both Lots to the retained buildings at Dairy House and the purchaser(s) will benefit from the water supply easement referred to earlier. There is a public footpath crossing through fields 8313, 9728 and 3847.

Timber, Sporting and Mineral Rights

So far as we are aware they are owned these are included within the freehold sale of the land.

Restrictive Covenants

None of the land is to be used for commercial poultry or pig enterprises nor buildings or polytunnels to be erected on parcels 2019, 2345 or 3847. No autosports will be permitted.

Directions

From Hereford take the A438 to the west and on Kings Acre Road take a right onto the A480 towards Credenhill. Follow this road for 13 miles and turn right at the Sarnesfield cross roads. In approximately 0.3 miles you will see the land to your right indicated by the Sunderlands For Sale Board.

The land measurement is based upon RPA field sizes except the small wood areas which have both Lots that has been measured using Promap online Ordnance Survey mapping. These are for a guide only.
