Approximately 9.64 acres of pasture land with river frontage to the East and vehicular access from the South. The land is flat with the access track descending south to north on entry. It has been recently farmed and benefits from external fencing.


The subject land is located approximately 5.9 miles West of Hereford, approximately 2.5 miles North of the village of Clehonger. It is accessed by rural roads with the A465 being located approximately 2.5 miles East of the subject land.

Mode of Sale:

For Sale by Public Auction (unless previously sold) on 15th May 2018 at 6pm at Hereford Rowing Club, Greyfriars Avenue, Hereford HR4 0BE. The purchaser will be required to pay a 10% deposit at the auction with the balance of the monies due within 28 days.


A copy of the contract and any special conditions of sale will be available for inspection at both the auctioneers and solicitors offices some 10 days prior to the date of the auction.
The contract is not available to take away or be photocopied. The vendors solicitors will distribute a contract pack upon request however they reserve the right to charge a nominal amount for doing so. Please make any further enquiries directly to the vendors solicitors.
Purchasers will be deemed to have bid on the basis of the contract and such conditions whether or not they have inspected them.

As a result of anti money laundering legislation all persons intending to bid for the property at the auction should bring with them the following documentation
1.Photo ID for example passport/driving licence
2.Residential ID for example current utility bill.

Auction Guide/Reserve Price

Leave Hereford heading South through Belmont along the A465 and turn right along Ruckhall Lane for approximately 2.6 miles, turning right signposted Ruckhall. Take the right turn opposite the postbox down a dead end track. Passing the first residential dwelling on the left hand side the vehicular access to the field can be seen on the left as denoted by the agents For Sale sign.


The land can be viewed at any reasonable time during daytime hours provided the viewer carries a copy of the particulars with them.

Rights of way and easements:

There is a footpath running along the access track to the land which enters the land over a stile at the main access point and heads directly North through the centre of the field to the northernmost corner bordering the River Wye. At this point a second footpath intersects which borders the Eastern boundary of the land with the River Wye and extends the entire length of the land boundary with the River. Additionally a public bridleway crosses the access track West to East.
The land is sold subject to and with the benefits of all rights of way, wayleaves, access, water, light, drainage and other easements, quasi-easements, covenants, restriction orders etc as may exist or for the same whether mentioned in the sale particulars or not.


At present the boundaries comprise hedgerow and fencing. There is no internal fencing as the land comprises a single parcel of pastureland. It is noted that there are stiles in place along the northern boundary, southern boundary and eastern boundary to allow access for the public along the footpaths.

Plans, areas and schedules

The land measurements are only to be used as a guide and the purchaser shall be deemed to have satisifed themselves as to the description, land measurement extent and boundary of the property. It is for the prospective purchasers to check and satisfy themselves as to the exact measurement of the land. Any error, mistatement or incorrect measurement shall not annul the sale or entitle any party to compensation in respect thereof.


In the event that there are any variants between sale particulars and the contract of sale then the latter shall apply
