Situation:

The land is situated in the parish of Pudleston which lies approximately four miles to the east of Leominster giving easy access to the A49, A4112 and A44 all within four miles.

Tenure:

Freehold upon completion with the vendor reserving the right to manage and harvest the current winter wheat and winter barley crops growing on the land.

Services*:

The land currently has a mains water supply that is shared with Martins Nest farmyard with the land having three water tanks located within it. It is believed that the Pudleston mains water line runs parallel to the road along the frontage of the fields.

The purchaser is requested to disconnect the current shared water supply from the existing Martins Nest Farm supply within one month of the completion date of the purchase and if they so wish to request a new connection from Welsh Water for this land at their own expense.

Mode of Sale:

For sale by public auction on Thursday, 23 March 2017, at 6pm at The Hereford Rowing Club, 37 Greyfriars Avenue, Hereford HR4 0BE, unless an offer is previously accepted. The purchaser will be required to pay a deposit of 10% of the sold price immediately following the auction and sign the Contract of Sale, with the balance of the monies due on completion within 28 days following the auction date. Sale Contract

A copy of the Contract and any Special Conditions of Sale will be available for inspection at both the Auctioneers and Solicitors Offices some seven to ten days prior to the date of Auction and is also available to view on online on www.lloydscooper.co.uk. Paper copies of the Contract pack are available to be purchased from the Solicitors only at a cost of £30.00. Please make any further enquiries directly to the Vendors solicitors. Purchasers will deem to have bid on the basis of the contract and such conditions or special conditions of sale, whether or not they have inspected them.

Money Laundering:

Guide Price:

An indication of the sellers current minimum acceptable price. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. Viewing:

Viewing may occur at any reasonable time during daylight hours with a copy of the details to hand. However, prospective purchasers should respect the land and current crop, leave the land unmarked and ensure that all gates are immediately closed behind them. Please view the land via the entrance opposite Martins Nest Farm and follow the track only around to the arable land and do not drive on the arable crops.

Directions:

From the A49 Leominster take the A44 Worcester road, follow the road for approximately two miles and take the left-hand turn signposted Hatfield and Pudleston. Follow this road for approximately 2 ½ miles until you reach the T junction besides Pudleston Church and take the left-hand turn signposted Rosedale and Brockmanton and follow this road for approximately ½ mile and the land is located on your immediate left-hand side opposite Martins Nest Farm.
