For Sale by Informal Tender on Friday 12th June 2020 at 12 noon.

An excellent opportunity to purchase a level parcel of land extending to about 0.16 acre in this mature, desirable suburb of the city. The site is an infill plot and currently has a brick-built garage, boundary brick walling and backs onto fields behind.

Description

The plot has Planning Permission for the construction of a pair of semi-detached dwellings with parking with accommodation of; Entrance Hall, Cloakroom with WC, fully fitted Kitchen, Living Room (in one of the properties there is a central chimney stack), stairway to first floor Landing, 3 Bedrooms and Bathroom with WC.

The gross external area for each appears to be just over 100 square metres.

The site has much potential and would be of particular interest to Buyers wanting to self-build or to Builder Developers.

Situation

Park Street is a delightful area of St James, being on the fringes of the built-up area with a pleasing outlook over adjoining fields. It lies approximately ½ mile from Hereford centre and is convenient to the old historic quarter of the city which includes the Castle Green, King George's Playing Field and the river area. There are neighbourhood facilities including schooling, popular public house and general stores but the main facilities are in the centre.

Planning Permission

Planning Permission was granted on 25th February 1981 for the construction of two dwellings with off road parking spaces under Application Number 23838. Hereford City Council correspondence dated 24th May 1990 confirms that the Planning Permission is still valid, sufficient works having been carried out. These works appear to have comprised the laying of foundations in 1985.

Subsequently, Planning Permission was granted on 23rd February 2005 under Application Number DCCE2005/0614/F to vary the conditions attached to the off road parking. All documents are available including plans that we have assumed form part of the Approval (not stamped). All documents can be emailed on request as the reproduction is not sufficiently good to form part of the sales details.
