Ancient semi natural woodland comprising oak and ask with a hazel under storey with some alder.

Location

Pokes Hole and Hondy Wood is located in the parish of Orcop in South Herefordshire within the triangle of Hereford, Monmouth and Abergavenny. A location plan forms part of these sale particulars. A for sale board will be erected roadside on site.

Description

The woods are considered ancient semi natural woodland comprising oak and ash with a hazel under storey with some alder. There are considered to be some tall oak within the wood with potential to grow into a good quality crop. The topography is mostly gently sloping with some steeper ground either side of the stream that separates the two woods.

Pokes Hole is adjacent to a public highway that runs along the southern boundary. At present there is only a small wicket gate to give pedestrian access off this road. However planning consent has been obtained recently for a new vehicular access onto the highway and an area of hard standing for timber lorries (stone construction and gated). This can be viewed on the Herefordshire Council website search for a planning application under reference 163582. The consent states that the development shall be begun before the expiration of three years from the date of this permission being 19th December 2016.

The woods are not currently part of any Forestry Commission scheme and have not been actively managed in recent times.

Directions

From Hereford City take the A465 for approximately 9.6 miles to Wormbridge, left turn for Bagwyllydiart, continue to the T junction and turn right and continue to the next T junction and turn left continuing along this road until you reach Bagwyllydiart Farm and the woodland is located a few hundred metres beyond on the left hand side.

The woodlands are sold subject to and with the benefit of all rights including rights of way, whether public or private, light, support, drainage, water, gas and electricity supplies and any other easements and wayleaves and prospective purchasers will be deemed to have satisfied themselves as to the routes there of.
