To the east of St Margarets, the grassland is made up of 9 relatively flat field parcels surrounded by woodland which benefit from a natural water supply and covered handling facilities. The Licensor will apply 1 CWT of 20:10:10 fertiliser and top all of the land.


The land is situated 2 miles north east of Newton St Margaret's, about 16 miles from Hereford City centre. From Hereford head south on the A49, at the ASDA roundabout take the third exit on to the A465 towards Abergavenny. After 2 miles take a right hand turn on to the B4349 towards Clehonger. At the T junction turn right on to the B438, follow that road and take a left-hand turn towards Vowchurch. Follow the road through Vowchurch and up the bank and take the first left hand turn for St Margaret's. Follow that road until you reach a right hand bend with private road to your left. Take the road to your left and follow until you reach the land.


The land may be viewed in daylight hours only with letting details in hand, please close all gates and respect the land. All visitors must first report to the Oaklea Parc bungalow (as shown on the plan) before viewing any land. The owners are Mr and Mrs Phillips.

Terms and Conditions

1.The agreement will commence once the grazing fee has been paid and agreement as prepared by Sunderlands has been signed and completed.

2.Field 6068 (15.34 acres) is allowed to be mown once within the licence period provided aftermath grazed and fertilised.

3. With exception of field 6068 all other land is for grazing purposes only.

4.The Licensor of the land will claim the Basic Payment. The Licensee is not to breach any obligations under the scheme.

5.The Licensee is to comply with all legal requirements and to indemnify the Licensor for all losses and expenses relating to any non-compliance with legislation.

6.The Licensee is not to bring or allow any dangerous unfit or diseased animal on to the land and shall promptly remove any infected, injured or troublesome animals from it.

7.The Licensee will be responsible for any stray livestock.

8.The Licensor will be responsible for applying 1 CWT of 20:10:10 fertiliser to the land which will be included within the tendered grazing fee.

9.The Licensor will top the land in July (with exception of field 6068 if harvested) which will be included within the tendered grazing fee.

10.Shared Farming use of one of an 8 bay mostly concrete floor modern farm building is available to use for sorting and handling livestock but no housing of livestock is allowed.

11.The Licensee is responsible for reimbursing the Licensor for water used at the prevailing mains water unit rate.

12.Tenders are based upon the current condition of boundaries.

13.The grazing fee, to account for fertiliser application and topping by the Licensor, will be payable in two equal instalments direct to the agent.

14. The Licensee must ensure that the land does not become poached by the livestock. There is to be no supplementary feeding on the land without the Licensors prior written consent.

15. The advertised grazing area is the BPS eligible area but there is also some additional grazed dingle area.
