Notes

The Auctioneers recommend that the Yellow area of Lot 7 (Swilley Swath) be cut as soon after the auction date as possible in order for other freeholders to gain access to their parcels of mowing grass this recommendation applies to the block near the roadside and the actual Swilley Swath adjacent to the River, however, the lower larger block of Lot 7 (Green) cannot be mown before 1st July 2019 (to protect nesting Curlew).

Special Conditions of Sale on all Lots

1.The Purchaser shall pay the full purchase price at the end of the Auction.

2.In the event of the grass crop being lost through fire, flood or tempest the Vendors do not hold themselves liable and there will be no refund of the purchase monies or compensation payable.

3.No pesticides, herbicides or artificial fertilisers to be applied to the land.

4.No harrowing or rolling of the land.

5.The Purchaser(s) of all lots with the exception of part Lot 7 (marked yellow) will not be permitted to cut the grass crop before 1st July 2019.

6.The area marked yellow part of Lot 7 can be mown immediately after the Auction.

7.The Purchaser of each Lot to take one cut of hay only and to be removed from site by the 31st July 2019. Silage is not permitted.

8.IMPORTANT: Purchasers of Lots 7 & 8 with reference HWT to telephone the Herefordshire Wildlife Trust on 01432 356872 (ask for James Hitchcock) 24 hours before their intention to mow the grass and a Member of the Wildlife Trust will confirm the exact boundaries of their respective Lots before mowing takes place.

9.No burning of old hay or refuse on the meadows.

10.In the event that Curlew chicks are believed to be present within any of the Lots, an area of 100m x 100m will be excluded from the catalogued acreage. It is hoped that sufficient information will be available to Purchasers on the night of the Auction.

From Hereford, take the A438 Ledbury Road past the Cock of Tupsley Public House and the Upper Lugg Meadows will be found at the bottom of the pitch on the left-hand side of the road, the Lower Lugg Meadows being on the right-hand side of the road.
