The Land

The Land is within a ring fence but bisected by a public road that provides good access to fields on either side.

The land is all in permanent pasture in small enclosures with the fields generally having a northwesterly aspect.

There is a mixed broadleaf woodland of about 2.8 acres that has been partially grazed.


It is understood that there is mains water, mains electric, private sewage and oil fired central heating with the potential for bottle gas to the kitchen. These are not tested. The purchaser will be required to alter a length of water pipe within the buildings to separate the supply from being shared with a neighbouring property.

Pole Farm is being offered for sale by informal tender. Tenders are to be received at the vendors solicitor's office of Gwyneth O. Owen, Solicitor Upper Haven Cottage, Dilwyn, Hereford HR4 8JE by 12 noon on Friday 18th January 2019. Tenders will only be considered on the tender form that is provided with these details or available online to print on the Sunderlands website.
The tenders should be in sealed envelopes and clearly marked Private & Confidential, Tender for Pole Farm'. The vendors are not bound to accept either the highest or any tender. If a tender is accepted then a sale contract will be issued and the sale will remain subject to contract until contracts have been exchanged.

Uplift Clause

The property is sold subject to an uplift clause of 35% of the increase in value of the property as a result of additional residential development on the property within 30 years of the completion of the sale.

Basic Payment

It is understood that the land is registered on the Rural Land Register. The entitlements relating to the farm may be available to purchase by separate negotiations.


In the event that there is any variance between these sale particulars and the contract of sale then the latter shall apply.
