Situation

The Land at Purland Chase occupies a convenient rural location on the outskirts of Ross on Wye between Tudorville and Coughton. Monmouth only lies 9 miles to the south west and the city of Hereford 17 miles north.

Description

Purland Chase offers the rare opportunity to acquire
a piece of land that was formerly part of a wildlife trust site. Comprising of about 5.3 acres (2.1 ha) of pasture land and 2.7 acres (1.1 ha) of amenity woodland the site benefits from good post and pig netting fencing topped with barbed wire and an existing water supply making it ideally suited for grazing. There is a level area of 0.14 acres by the entrance which could be used for additional parking or equestrian/agricultural buildings, subject to obtaining the necessary planning consent.

The land is located within the Wye Valley Area of Outstanding Natural Beauty. The elevated position to the east of the site allows for far reaching views across the surrounding picturesque countryside.

The land is accessed via a shared private gated access drive off the B4234 (Walford Road).

Basic Payment Entitlements

The land is registered on the Rural Land Register. No Basic Farm Payment entitlements are included within this sale.

Stewardship Scheme

The land is subject to both Entry Level Stewardship (ELS) and Higher Level Stewardship (HLS) schemes and the purchaser must comply with the scheme obligations on the land until it's expiry on the 30th November 2019. The current field options are A13 (permanent grassland), HK7 (restoration of species-rich semi-natural grassland) and HC8 (restoration of woodland).

Freehold with vacant possession upon completion.

Right of Way, Easements etc

The property is sold subject to and with the benefit of all easements, quasi easements, wayleaves and rights of way both declared and undeclared.

It is understood that there is mains water connected to the water trough by the field access gate but prospective purchasers should make their own enquiries.

Development Uplift Clause

The land is sold subject to an overage on future non-agricultural development. The overage will not apply to any planning permissions granted or development or use in connection with agriculture, equestrian and forestry activities.

This overage will be effective for 30 years from the date of completion of the sale and will be payable on the implementation of planning permission (or disposal with planning permission) for such uses (excluding agriculture, forestry or equine use). The amount payable will be 30% of the net increase in value resulting from that consent.

Method of Sale

The land is available for sale by Formal Tender. A copy of the sale contract and legal documentation is available from the vendors solicitors as detailed below.

Prospective purchasers should carry out their own enquiries with Herefordshire Council and other Authorities before making an offer for the land.

The Tender is legally binding. No further negotiations will be entered into after the Tender closing date.

The vendor reserves the right to not accept the highest, or indeed any offer. The vendor reserves the right to accept an offer prior to the tender date.

The tender acceptance document should be signed by the proposed purchaser(s) stating the proposed purchase price and should include a deposit cheque of 10% of the purchase price. These are to be received at the Agents Office Sunderlands, Offa House, St Peter's Square, Hereford, HR1 2PQ Friday 10th May 2019 at 12 noon. Envelopes must be marked Land at Purland Chase F.A.O. The deposit cheque should be made payable to Lambe Corner'.

The vendors will then confirm which, (if any), proposed offer to purchase is acceptable to them and the Solicitors will then immediately effect an exchange of contracts with a completion date of 7th June 2019 (or earlier by mutual agreement).

All unsuccessful bidders will have their deposit cheque returned to them and unsuccessful contracts and documentation will be destroyed.
