Description

A rare opportunity to purchase a substantial block of prime agricultural land within the sought after North West Herefordshire area.

Location

The land is located about 14 miles North West of Hereford and about 6 miles from the town of Hay-on-Wye.

Located about ½ mile East of Eardisley Village and lying to the immediate south side of the Eardisley to Almeley Road in the heart of North West Herefordshire.

The Land

About 80.75 acres (32.68ha) of fertile gently sloping and flat agricultural land with the benefit of roadside frontage and two watercourses. The land offers some true North West Herefordshire character and beautiful views.

At present the fields are down to grass, however with the exception of fields 8599, 9384, the old Railway line and the woodland, all of the land has previously been arable cropped to include crops of winter wheat, maize, oilseed rape and potatoes with potatoes last planted in 2003.

At present the fields are divided into six main parcels, however there could be potential to increase field sizes by removing some internal fence lines. This attractive block of land is further enhanced with the added character of the former Railway line, small woodland, mature boundaries and far reaching views.

Services

The land benefits from two natural streams running throughout and we believe the land also has a water main within the land along the northern road frontage. Two electricity lines cross the land.

Fixtures and Fittings

All items normally referred to as Fixtures and Fittings, to include the Railway carriage, are excluded from the sale.

Tenure

Freehold with vacant possession upon completion. The old Railway line land area is not part of the Registered Title but there is an Indemnity policy in place to ensure access across. The estimated old Railway land area is included within the estimated land area.

Basic Farm Payment and Stewardship

The land is registered on the Rural Land Register. No Basic Farm Payment entitlements are included within this sale, but they may be available to purchase by separate negotiation. The land is not currently within any Environmental Stewardship type scheme.

Planning and Uplift Provision

The roadside yard area (hatched blue on the plan) is sold subject to a reservation of an uplift in value. The vendors reserve for themselves 20% of any increase in value attributable to the grant of Planning Consent within 20 years of the date of completion. Any uplift shall be payable on each and every grant of Planning Consent for any change of use or upon any change of use without planning permission for any use other than agricultural or equine purposes.

Method of Sale

The land is for sale by Informal Tender. The vendor reserves the right to not accept the highest, or any offer. The vendor reserves the right to accept an offer prior to the tender date. The land is grazed by cows with calves along with a Bull(s). Anyone inspecting the land or buildings does so entirely at their own risk and neither the selling agents nor vendors accept any responsibility or liability for any injuries or consequecial loss howsoever caused. There is a public footpath crossing from the east boundary of field 2775 to the west boundary of field 2664 indicated by the styles in the boundarys. Two electricity lines cross the land.

Directions

From Hereford take the A438 to the west for 13 miles, then in Eardisley village take a right hand turn opposite The Tram Inn public house signposted Almeley, after about 0.5 miles following this road you will see the land to your right indicated by the Sunderlands For Sale Board.
