Description

A rare opportunity to acquire 22.22 acres (8.99 ha) or thereabouts of traditional, permanent pastureland and woodland, in a ring fence with long road frontage and a frontage to the River Lugg. The land lies between the Old Railway Inn and Old Bodenham Village, and follows the southern boundary of The Hampton Court Estate. The agricultural land is registered for Basic Farm Payment and currently under an Entry Level plus Higher Level Stewardship Scheme. The Vendor will claim the 2017 BPS / ELS / HLS payment. Expiring 30th September 2019 for field 6423 ref A30 non-payment option permanent grassland for Article 13 (4.62 ha) and HK15 maintenance of grassland for target features. As far as we are aware these are owned by the Vendor and are included in the sale.

Fishing Rights

As far as we are aware the single bank fishing rights in the River Lugg for game and coarse fishing are included in the sale and extend to approximately 400m. Although there are no records the Lugg is well known for its stocks of game and coarse fish.

As far as we are aware there are no main services connected. Water is from the River Lugg or adjoining ditches / drains. 3 phase electricity passes over the land.

Mode of Sale

For sale by public auction on Tuesday, 6th June 2017, at 6pm at Hereford Cattle Market, Roman Road, Hereford, HR4 7AN, unless an offer is previously accepted. The purchaser will be required to pay a deposit of 10% of the sold price immediately following the auction and sign the Contract of Sale, with the balance of the monies due on completion within 28 days following the auction date. In addition to the sale price the purchaser will be required to pay a contribution towards the search fees.

Guide Price
