General Remarks

An opportunity to rent about 80 acres in three good sized fields for combinable crops including maize or for temporary grass for forage. There are to be no potatoes or root crops. The cropping in parcels 8506 and 6165 have been wheat in both 2016 and 2017. Parcel 2055 has had mixed cropping which is currently part maize, part temporary grass and part orchard. This orchard area is to be grubbed out this autumn/winter and so prospective Tenants should not expect to be able to plant at least part of the field until the maize has been harvested and the orchard removed in the winter. Please note that the boundaries are not stock proof. There are public footpaths that runs through the three fields.

Terms and Conditions

The Tenant will be required to sign a Farm Business Tenancy Agreement as prepared by the agent but some of the main terms and conditions will be as follows:-

1.A three year Farm Business Tenancy Agreement commencing 1st October 2017 with the Landlord reserving the right to harvest the maize and remove the orchard trees.
2.The rent is to be paid half yearly in advance.
3.The Landlord will lease the equivalent area of entitlements for the duration of the tenancy. The Tenant will claim and retain the Basic Payment. Prospective Tenants will bid on this basis.
4.The hedges are to be trimmed as previously on an annual basis.
5.The land is not within any Stewardship Scheme.
6.No sub-letting or sharing of possession is permitted.
7.The Landlord only will have the right to terminate the agreement after two years on the giving of a minimum of 12 months notice.
