Arable land to let at Thinghill Farm, Crosskeys, Withington, Hereford 42.03 acres / 17.01 hectares or thereabouts in four good sized enclosures.


The land has road frontage to the A465 Hereford / Bromyard Road. From Hereford proceed past Withington Marsh and the Cross Keys Inn. After about 1 mile at a lodge on your left hand side turn left to Thinghill Grange and the land can be viewed either side of the private road leading to Thinghill. See direction map and RPA map attached.


The land is to be offered to the successful applicant on a 5 year fixed term standard Farm Business Tenancy for arable land, a draft copy of which may be inspected at the auctioneers office or can be viewed online. Tenders are invited for the land on the basis of freedom of cropping and any reasonable proposal will be considered by the Landlord.


The land may be viewed at any reasonable time accompanied with these Particulars. Please take care of standing crops of wheat and potatoes during any inspection.

Basic Farm Payment

Subject to Rural Payments Agency transfer regulations, the successful Tenant will lease Basic Farm Payment entitlements from the Landlord during the term of the tenancy.

Cross Compliance

The successful Tenant will be responsible to meet all cross compliance, ecological focus and other Rural Payments Agency requirements.

Entry Level Stewardship

The Landlord has no objection to an applicant preparing, submitting and claiming a scheme, subject to Landlords approval, during the tenancy.

Livestock and Crops

The letting does not permit grazing by cattle or turf production but permits sheep or mowing. There is no objection to a proposal to grow vegetables / fruit crops, erect polytunnels (subject to planning permission) and carry out an agreed proposed cropping schedule rotating cereals, rape crops and potatoes in a sensible manner not to destroy the fertility and soil structure of the land during the period of the tenancy.

Farm Buildings

There are no farm buildings included.


The land is let either as arable, for grazing by sheep or mowing.

Handling Facilities

In the initial 2-3 year period of the lease sheep handling facilities may be available from Thinghill Farm by arrangement if required.

Tank Spray Facilities

There are no tank spray facilities available.


Water for stock purposes to all fields is included in any rent offered.


The letting is from 15th September 2017 to 14th September 2022 and holdover in the last year, if required, to mid October to harvest potatoes, if any, in the last year of the term.


The Farm Business Tenancy envisaged term of five years with no rent review and will include a contribution to Basic Farm Payments.


Rent payments will be a 10% initial deposit and thereafter annual payments of 10% of the rent tendered on 10th September 2017 and annually thereafter and the 90% balance on 1st May 2018 and annually thereafter.

Soil Analysis

The Applicants must make their own investigations but the land is fertile and was limed some 3 years ago.

Black Grass

Only clean equipment is to be used in harvesting crops and baling any straw to prevent the spread of black grass.


There are no milk or other quotas attaching to the land.

Maintenance and Repair Obligations

The Tenant will be responsible to trim, each season, all existing live fences and maintain any ditches, gates and dead hedges and utilise the private road subject to making good any damage incurred.

Sporting Rights

Sporting rights are not included.

Conditions of Letting

Conditions of Letting

1.The land is for arable cropping and no turf production. Growing of maize or potatoes is permitted.

2.The Basic Farm Payment entitlements in respect of Lot 1 (15.97 ha) and Lot 2 (27.73 ha) total 43.70 ha will be transferred, subject to RPA approval, to the Tenant during the term of the Farm Business Tenancy.

3.The Tenant will be required to make the initial 10% payment and sign the Farm Business Tenancy, a copy of which is available at the auctioneers offices for inspection.

4.The Landlord is not obliged to accept the highest or any tender for any Lot.

5.The Tenant shall be responsible for the usual public liability and normal perils and insurance of their crops / livestock against damage and loss. The Vendor accepts no liability for any loss or damage caused due to the occupancy of the land.

6.The Tenant shall be responsible for any damage to the Landlords property caused during the occupation, accidental or otherwise, to fences, hedges, ditches, drains, gates, roads etc and the Tenant will make good any such damage at his own expense.

7.The Tenant shall be responsible for all cross-compliance and proper management and care of the land and crops thereon during the tenancy.

8.The rent is not subject to VAT under current regulations, though should this apply on receipt of a valid VAT invoice, this will be payable in addition to the rent.

9.The Tenant is to comply with regulations concerning maintenance of any footpaths crossing the land and keep the land in good heart and condition.

10.In the event of non-payment of rent, in accordance with the Agreement the Vendor reserves the right to recover the rent, interest and other reasonable expenses and legal costs.

11.All fields stated are gross areas and Tenants must satisfy themselves as to the area available for planting and tender on this basis.
