Situation

The land is located in a private, tranquille setting with beautiful views over the surrounding countryside. The land is conveniently located a mile west from the quaint village of Glewstone. The land is also within easy reach of Ross on Wye and the cathedral city of Hereford.

Description

The land at Glewstone offers a rare and unique opportunity to purchase a block of conveniently located amenity land in a quaint and beautiful setting. The land extends to approximately 3.8 acres (1.54 hectares) and includes an agricultural barn measuring approximately 9m x 5m with rainwater harvesting system, storage container, mixed fruit orchard, vegetable plot with greenhouse, pond and area of willow coppice. The land to the south-west of the field benefits from planning permission for a Shepherds Hut.

Since purchasing the land in 2011, the land has been developed to be productive in orchard fruits, nuts, vegetables, a sustainable wood source, and hay meadow - a place for productive work, picnics, and parties to celebrate its produce.

The land includes a vegetable enclosure with raised beds, small tool shed and greenhouse which has produced plentiful supplies, including potatoes, pumpkins, squashes, garlic, onions, kale, and many herbs.

The orchard comprises largely heritage varieties of apple, pear, and cherry trees, planted in 2012, including 17th century Herefordshire Redstreak and Devonshire's 18th century Tom Putt. Sweet chestnut and hazel were also planted which now provide nuts for the Christmas table.
To the east of the land there is a pond with bridge over and old fishing boat. An ecologists report was commissioned to record the field and pond's biodiversity. Wild ducks; geese; moorhens; owls; buzzards; swifts and swallows; gatekeeper and comma butterflies; dragonflies, even the occasional kingfisher, are counted among its regular visitors. Cowslips, lady's smock, snake's head fritillary, snowdrops, yellow rattle, and many other wild flowers all enjoy a place in its open spaces. A grassland management survey recorded a healthy mix of species, including Timothy, Yorkshire Fog and Cocksfoot grasses.

To the east of the land there is a pond with bridge over and old fishing boat. An ecologists report was commissioned to record the field and pond's biodiversity. The small plantation of Salix Fragilaris willow was planted in 2013, chosen for its qualities as a sustainable wood source. Traditional field trees were planted in 2012, including field maple, oak, interspersed with ancient existing trees, including ash and alder. A line of sweet chestnut and horse-chestnut trees were planted along the southern edge of the field in 2012, marking the edge of an ancient field pathway once connecting the land with the then owner's other field on the opposite side of Luke Brook, as recorded in maps dated 1838.

The Luke Brook runs along the eastern length of the field, it teams with small fish and provides water source for much wildlife.

Planning permission for the Shepherd's Hut was granted in 2018 and includes a turning and parking hard-standing area, with pedestrian path, are laid both at the top gate and hut site.

Access

The land benefits from good road frontage onto Daffaluke Lane and can be accessed via two separate gateways to the north-west and south-west as shown on the sale plan.

Planning Permission

The site benefits from change of use planning permission for a Shepherds Hut which was granted on 24th April 2018 under Planning reference P181532/F.

Planning permission was granted for the agricultural building on 17th September 2014 under application P141957/F.

Method of Sale

The land is for sale by Informal Tender. The vendor reserves the right not to accept the highest, or any offer. The vendor reserves the right to accept an offer prior to the tender date.

So far as we are aware they are owned these are included within the freehold sale of the land.

Overage

The land is sold subject to an overage on future non-agricultural development. The overage will not apply to any planning permissions granted development or use in connection with agriculture, equestrian and forestry activities.

This overage will be effective for 25 years from the date of completion of the sale and will be payable on the change of use or implementation of planning permission (or disposal with planning permission) for such uses (excluding agriculture, forestry or equine use). The amount payable will be 30% of the net increase in value resulting from each consent.

Directions

From Ross on Wye head south west towards Wilton, at the roundabout turn left onto the A40 signposted South Wales. Continue along the A40 for 1.3 miles and take a right signposted Glewstone / Llangarron. Head through Glewstone and down the hill and take a right and then take another right onto Daffaluke Lane. The land is located half a mile up the road as denoted by the Agent's For Sale board.
