General Description

Sunderlands is pleased to receive instructions to offer some most interesting Herefordshire countryside located in an elevated position just east of the popular village of Fownhope.

All of the land is longstanding permanent pasture except for wooded areas including a western part of the ancient broadleaf woodland known as Paget's Wood which is both a SSSI and Special Wildlife site.

All of the land is within an Area of Outstanding Natural Beauty.

The land is being offered in a range of lot sizes to enable prospective purchasers the maximum flexibility to bid for one or more lots that may suit them. Each Lot has road frontage and Lot 3 has two buildings of modern construction.

There is no mains water connected to any of the land although a small stream runs either through or adjacent to some of the lots. However mains water runs within or adjacent to both the B4224 and Hawkers Lane. Any new connections will be subject to meeting the terms of any offer from Welsh Water.


The land lies approximately one mile east of Fownhope on the B4224. A general location plan forms part of these sales details.

Lot 1 is located on the south side of the B4224 with Lot 2 and Lot 3 adjoining it on the north side. Lot 4, 5 and 6 have access onto Hawker's Lane on the north side of the B4224.

Lot 1 - About 16.37 acres (6.63 hectares)

This adjoins the B4224 on the south side with direct access onto it. The land is all in permanent pasture and relatively flat on the east side with the west side having a westerly aspect. Guide Price £120,000

A single field with frontage onto the B4224. The field is in permanent pasture with a small stream running through it. Guide Price £25,000

Lot 3 - About 14.96 acres (6.06 hectares)

An attractive block of permanent pasture. There is frontage onto both the B4224 with a small stream forming the north-western boundary.

A very picturesque and unspoilt block of permanent pasture and including the western end of Paget's Wood being a mixed broadleaf wood with ash and coppice trees. Paget's Wood is described in the Fownhope Neighbourhood Plan as being ancient woodland, a Site of Special Scientific Interest and a Special Wildlife Site.

The land is offered for sale by informal tender with tenders to be received on the tender form prepared by the Agent. Any tenders are to be received at the Agents Hereford office by 12 noon Friday 27th July 2018 in a sealed envelope marked Land at Fownhope. Ref: PDK'. On acceptance of a tender(s) solicitors will be instructed to proceed with the sale. The transactions will remain subject to contract until sales contracts have been exchanged. The Vendors reserve the right neither to accept the highest nor any tender.


Viewing may take place at any reasonable time during daylight hours with a copy of these sales details to hand. However the prospective purchasers are asked to respect the land and ensure that all gates remain closed.

The property is offered for sale as Freehold with vacant possession. Any items of machinery that remain on the property at the time of completion will become the property of the purchaser(s).

Basic Payment

The land is registered with the Rural Payments Agency (RPA) on their Rural Land Register. The 2018 Basic Payment is reserved to the Vendors.
The entitlements are not included in the sale.

Stewardship Schemes

The property is not currently within any Environmental Stewardship Scheme.

Planning & Uplift Clause

There will be an uplift clause in the event of future residential use on Lot 3. This will be £100,000 per dwelling plus Consumer Price Index for a period of 25 years from the time of sale.

Timber, Sporting & Mineral Rights

In so far as they are owned these are included in the Freehold sale of each Lot.

Wayleaves, Easements & Rights of Way

The property is sold subject to and with the benefit of all easements, quasi easements, wayleaves and right of way both declared and undeclared. There are known to be public footpaths across the various Lots.


The Vendors will erect a boundary between Points A and B on the plan with the land to the west being retained by the Vendors. There will be maintenance of stockproof boundary obligations affecting Lots 3, 4 & 5 in the event that they are sold separately.

Plans, Areas & Schedules

The land measurements are largely based on those used by the Rural Payments Agency but are to be used only as a guide. The purchaser shall be deemed to have satisfied himself as to the description, land measurement, extent and boundaries of the property. It is for prospective purchasers to check and satisfy themselves to the exact measurements of the land. Any error or mis-statement or incorrect measurement shall not annul the sale or entitle any party to compensation in respect thereof.


The Vendors and their Agents accept no liability for any asbestos on the property. Older farm buildings often have asbestos.
