Two Hoots Farm is situated in north east Herefordshire about two miles west of Bromyard and 13 miles north east of Hereford. The farm lies between the A465 Bromyard to Hereford road and the A44 Bromyard to Leominster road. A location plan forms part of these details. From Bromyard take the Pencombe road off the B4214. After one mile turn right just prior to the Equestrian Centre and follow the track.


In total Two Hoots Farm is about 205 acres and is being offered for sale as a whole or in four lots as described below and as per the sale plan.

The property comprises a traditional six bedroomed farmhouse that requires some updating, a range of farm buildings and productive land that is all within a ring fence. There is also an anaerobic digester plant next to the buildings that is subject to a lease.

Method of Sale

The farm is being offered for sale as a whole or in four lots by informal tender. A tender form is attached. Tenders are to be submitted to the Agents Hereford office by 12 noon on Wednesday 20 September 2017. Tenders are to be submitted in a sealed envelope marked Two Hoots Farm. The vendor is not obliged to accept either the highest or any tenders.

Lot 1 Farmhouse & Buildings

The traditional brick farmhouse is well proportioned with a southerly aspect and has potential for further improvement to a comfortable and convenient sized home. The Property comprises:
On the ground floor
Entrance Hall, Kitchen/Breakfast Room with south facing, Conservatory, Dining Room, Living Room, Utility, Store Room, Office and attached Garage.
On the first floor
There are six Bedrooms with three having a southerly aspect, a Bathroom and Shower room. A floorplan forms part of the sale particulars.


Mains electricity including 3 phase to the buildings, private water supply from a Spring within Lot 2, private sewage and oil fired central heating and Aga. The services have not been tested.

These are in close proximity to the farmhouse and comprise:-

There is a Dorset Green Dryer that receives excess heat from the AD plant when it is operating under the Renewable Heat Incentive.

Anaerobic Digester Site

Next to the buildings is a site that is leased to Assured Energy LLP for the operation of a 500KW anaerobic digester and ancillary development. The AD plant and clamps have been constructed by the operator except for the former portal frame potato store of high eaves, the attached covered silage clamp with concrete panel sides and the adjoining open clamp. The site is currently not operating.
There is a 21year lease of the site to Assured Energy LLP dated 6 December 2013. A copy of the lease can be provided on request.
Prospective purchasers of Lot 1 must rely on their own legal enquiries in respect of the lease and the ability to receive what we understand are potentially significant RHI payments.

Lot 2- 96.55 Acres (39.09 Ha)

An excellent block of productive land within a ring fence with good road frontage. The land has been in temporary grass for a number of years but is also well suited to arable.
We understand that there is a mains water connection to Field 6934.
The vendor reserves a right of way between points C and D of the sale plan should Lot 2 be sold separately to Lot 1. This includes the right to construct a hard surface track that the purchaser will also be able to utilize with maintenance subsequently shared by the parties.

Lot 3 - About 79.05 Acres (32.00 Ha)

The land is in a ring fence with access off Pencombe lane. A stone track provides good access to the fields and leads up to the house and buildings (Lot1). The land has been in temporary grass for some years but is equally suited to arable.
If sold separately the purchaser of Lot 3 will be required to erect a stock proof boundary fence between points X and Y on the sale plan against Lot 1 within three months of completion.
We understand that there is no water to the land at present but that mains water may be available along Pencombe lane subject to a Welsh Water connection.

Lot 4 - About 14.90 Acres (6.03 Ha)

This is a single parcel of land known as Quarry Field with direct access off Pencombe lane. There is a small sling of woodland of about 0.27 hectares.

Plans, Areas & Schedules

The Schedule below shows the current RPA field details and sizes. The land measurements are only to be used as a guide and the purchasers shall be deemed to have satisfied themselves as to the description, land measurement, extent and boundary of the property. Any error or mis-statement or incorrect measurement shall not annul the sale or entitle any party to compensation in respect thereof.


The property is offered for sale with vacant possession except for the site of the AD plant that is subject to the lease.

Basic Payment

The land is registered with the Rural Payments Agency on the Rural Land Register. The entitlements are included in the sale of the property on a pro rata basis to the eligible land within the individual lots. The 2017 Basic Payment is reserved to the vendor.

Stewardship Schemes

The land is not currently within any Environmental Stewardship Scheme.

Timber & Sporting Rights

So far as they are owned by the vendor they are included in the sale.

Rights of Way, Easements Etc

The property is sold subject to and with the benefit of all rights of way, wayleaves, access, water, light, drainage and other easements, quasi easements covenants, restrictions orders etc as may exist over the same or for the benefit of the same, whether mentioned in these particulars or not. A right is reserved to lay a water pipe across Lot 2 for a mains water connection for Lot 1 in the future.
A public footpath crosses Lot 2. Separate rights of way are reserved along existing access tracks for Lot 1 in the event that it is sold separately across Lot 2 between points C and D (currently earth but right to constructed hard surface)) and across Lot 3 between points A and B along the existing stone access.

Ingoing Valuation

There will be no additional ingoing valuation and the property will be sold as seen. The vendor reserves the right to hold a farm dispersal sale on the property prior to completion and shall try to minimize any damage.

Those viewing must not enter the site of the AD plant which is identified approximately on the sale plan. The facility should be viewed from the remainder of the farm.
