Description

Sunderlands are instructed to offer for sale by Informal Tender, these excellent Lots of accommodation land, situated at Brimfield, North Herefordshire. The Land has good access off the A49 and with access off the public highway.

Lots 1 & 2 currently have been in arable production whereas Lot 3 is currently in pasture. The Land is all generally level and each Lot has some road frontage. It will be necessary for the Purchaser of Lot 2 to make their own entrance onto the public highway.

Directions

From Leominster, take the A49 towards Ludlow. Continue for 5.5 miles before turning right signposted Brimfield. Lot 1 is immediately ahead of you as you turn right. Continue around towards Brimfield for approximately 100 yards before turning right where Lot 2 will be found again on the right hand side and Lot 3 and short distance along this road. The attached Location Plan shows the precise position.

Schedule

Lot 1 4.98 Acres or thereabouts as shown outlined in red on the attached plan.

Lot 2 2.00 Acres or thereabouts as shown outlined in green on the plan attached.

Lot 3 3.13 Acres or thereabouts as shown outlined in orange on the plan attached.

Tenure

The Land is offered Freehold with vacant possession upon completion.

Basic Payment Scheme

There are no entitlements included in the sale of the Land.

Grant Schemes

So far as we are aware, the Land is not part of any Environmental Grant Scheme at present.

Fencing

The Purchaser of Lot 2 will be required to erect a fence dividing Lots 1 and 2 to be erected within three months of the date of completion of the sale of Lot 2.

Water Supplies

Prospective purchasers will have to address any issues relating to this direct with Welsh Water.

Ingoing Valuation

There will be no ingoing Valuation.

Sporting and Mineral Rights

So far as they are owned by the Vendor, these are included in the Freehold Sale.

Town and Country Planning

The property is sold subject to any development plans, tree preservation orders, monument orders, town planning, schedules or resolutions which may be or may come into force.

Reservation of Value

Lot 1 is sold subject to a reservation of an uplift in value. The Vendors reserve for themselves 35% of any increase in value attributable to the grant of planning consent for residential purposes only within 21 years of the date of completion. Any uplift shall be payable upon such grant of planning consent.

For the avoidance of doubt, there will be no uplift in value payable in respect of the construction of a single residential dwelling for agricultural, horticultural or nursery purposes in connection with the use of Lot 1.

Tenders

Tenders for the Land are to be received on the attached Tender Form at the Agent's Offices by 12 noon on Friday 21st February 2020 in a sealed envelope marked on the outside Tender - Land at Brimfield.

The Vendors are not obliged to accept the highest or any other Tender nor will any Tender be acceptable that is made by reference to another bid.

If a Tender is accepted then Solicitors will be instructed and contracts exchanged as soon as possible thereafter.

Viewing

Viewing may be undertaken at any reasonable time during daylight hours with sale details in hand.

Plans, Areas and Schedules

The field details are as per the attached plans. Measurements have been taken from Pro Map Digital Mapping.

The Purchasers shall be deemed to have satisfied themselves as to the description and extent of the property. The detailed plans and schedules of the property will be available with the sale contracts for prospective purchasers to check and satisfy themselves. Any error or mis-statement shall not annul the sale or entitle any party to compensation in respect thereof.

Rights of Way, Easements Etc.

The Land is sold subject to and with the benefit of all rights of way, wayleaves, access, water, light, drainage and other easements, quasi-easements, covenants, restrictions orders etc. As may exist over the same or for the benefit of the same whether mentioned in these particulars or not. There is known to be a public footpath across the Land but prospective purchasers must satisfy themselves as to the extent thereof.

Lot 3 has a gas main passing underneath a small part of the Western end.
