Situation

The land is located between Eardisley and Kinnersley, about one mile south of the village of Eardisley in North West Herefordshire. The land lies about 15 miles from the cathedral city of Hereford, about 15 miles from Leominster and about 5 miles from Kington.

Description

Two parcels of flat land with main road frontage which are currently in arable use but may, subject to obtaining necessary consents, offer potential equestrian or recreational use in the future. The land is available as a whole or in two separate lots.

Lot 1 is about 0.97ha (2.4acres) and is hatched green on the attached plan

Lot 2 is about 1.46ha (3.6acres) is hatched blue on the attached plan

The lots are naturally divided by a brook, and if the lots are sold separately each lot would own about half the length of the brook, estimated to be around 70m in length as denoted on the attached plan, A belongs to lot 1 and B belongs to lot 2. Each purchaser would be responsible for erecting a livestock proof fence on their respective side of the boundary.

Tenure

Freehold upon completion with the vendor reserving the right to manage and harvest the current winter wheat crop growing on the land.

As far as we are aware there are no services on site. A brook divides the two lots.

Proceed out of Hereford on the A438 road towards Kings Acre and follow for about for 12 miles and prior to reaching the Village of Eardisley turn right onto the A4112 as if heading for Kinnersley. Follow this road for about one mile and the land is located on your right hand side as denoted by the agents sale board.
