The subject property is situated on the established Westfields Trading Estate on a prominent corner junction of Faraday Road immediately adjacent to Red Barn Drive and close to Grandstand Road. This is an established location for businesses and nearby occupiers include Hereford Galvanizers, Avara Foods, RPC bpi Protec together with a number of other developments such as Marshall Business Centre and Grandstand Business Centre that have a mixture of different commercial occupiers.

The main building on site comprises a 4 bay traditionally constructed factory/workshop unit with steel portal frame clad in blockwork, all of which is underneath a pitched asbestos corrugated roof.
